Hot mix asphalt is used for asphalt seal coating and repair. The temporary solution to save you from having to resurface or replace your parking lot or driveway. A cold patch can be used for very minor repairs and can last up to one year. Our asphalt seal coating and repair methods include:
Surface Patching
When the base is sound, patching the surface is the easiest way to repair it. In some cases, this may also be the preferred option for those who are “budget-conscious.” The process involves cleaning and preparing the patch area, applying glue or “tack coat,” and finishing with a compacted layer of hot mix asphalt. You can expect the patch’s surface to be slightly higher than the existing pavement. The cost of surface patching is reasonable, and the repairs usually last between two and five years.
Remove and Replace
When asphalt has become severely deteriorated, and the base is defective, it is wise to remove and replace it. For neat, clean edges, saw cutting is required, along with asphalt removal. As soon as the asphalt has been removed, the stone base should be inspected for soundness before the asphalt is replaced. The hot mix asphalt is installed and compacted. When seal coating is applied to this type of patch, the surface blends well with the original asphalt. The costs of this method are typically three times those of surface patching, but the repairs can last up to fifteen years.

Seal Coating
The application of asphalt seal coating and repair is a simple and inexpensive way to keep your asphalt in pristine condition. A seal coat is a liquid mix of latex additives and coal sand for added traction. Residential driveway seal coats are applied by hand with a brush. A seal coat is sprayed onto a larger project, such as a commercial parking lot, in order to ensure a high-quality finish. You can greatly improve the appearance of your asphalt by seal coating it, giving it a deeper black color, and removing the dull, graying appearance caused by oxidation, sunlight, water, and petroleum derivatives such as oil and gas.
Crack Repairs
To prevent erosion of the paving base, it is critical to fill cracks. This can be achieved with hot rubber crack filling. The two methods of asphalt seal coating and repair are over-banding and routing and sealing. In general, the method used depends on the size and current state of the asphalt area.
Over band Method
Over-banding is the cheapest and easiest way to fill rubber cracks. Cracks are blown clean and filled with rubber sealant. A V-shaped squeegee is then used to level off the excess rubber, leaving a few inches on each side. Typically, this method is used on all residential driveways, smaller parking lots, and reopening cracks that were previously sealed.
Rout & Seal Method
The most effective method for repairing structural cracks in solid asphalt is the route & seal method. Using a mechanical router, the crack is widened to 1″ to 1.5″ in depth and width. The crack is then blown clean with 90 psi oil-free compressed air and sealed with a hot rubber sealant. This method provides the most optimal results but can only be economically justified for large commercial and roadway projects. The method cannot be applied to previously treated cracks that have reopened.
